2.0 OUR SERVICES RANGE

 Property Marketing: We market our briefed properties with our group of skilled and self-motivated staff, effective social media exploration, our high net worth personality and vibrancy in the real estate market within our areas of operation.
 Property Agency (letting, sales and purchase of property). Our brokerage services cover representation of property owners whether they are institutional investors, individuals or other corporate entities in their sales and leasing transactions. We have established good machinery on ground to let, sell properties as quickly as possible for our client.
 Property / Facility Management ( ensuring managed property and facilities are kept in good condition always and rent paid by tenants promptly to our Landlords, hence our careful selection of responsible and capable tenants, we equally manage repairs to avoid over estimation or quotation by any of our engaged artisan or workmen)
 Building Construction Supervision Contracts Consultants. We handle construction of all kind of buildings and external work within and without an Estate development from foundation set-out to finishing and marketing of the finished developed real estate property.
 Building Finishing, External Work Design and Construction Contracts Consultants. (Tiles, Marbles, Granites, Interlocking Paving Stone, Stamped Flooring, 3D Epoxy and Suspended Ceiling with Grid supply and installation) including wall plastering and rendering contracts.

3.0 OUR RESPONSIBILITY IN LETTING THE PROPERTY

The letting and sale of real properties is what is generally referred to as Estate Agency in the Estate Surveying and valuation profession. Our firm has acted for various clients, both corporate and individual, both in the public and private sector, throughout the country in the letting and sale of their properties/assets.

Our responsibility in letting of the property will essentially entail aggressive marketing of the property with the aim of securing financially viable, responsible and co-operative tenant(s) for the property. Our function could simply be summarized as follows;

3.1 Introduction of the property to prospective tenants.

3.2 Selection of good and reliable tenant(s) with capacity taking into consideration the security of future income.

3.3 Negotiation of rentals on Open market basis.

3.4 Collection of rentals and remittance of same to you within 48 hrs after receipt of rent.

3.5 Taking of inventories for effective record purposes.

3.6 Formal handing-over of keys to the tenant(s).

3.7 Perfecting of Lease Agreement between you and the tenant(s).

4.0 OUR RESPONSIBILITIES IN PROPERTY MANAGEMENT

In Real Estate Business, property management is different from Agency, in that while agency services terminates with letting or sale of the property and remittance of rent or proceeds of the sale transaction to the landlord (vendor), the management surveyor retains routine control of the property, directing and supervising his client's interest with the purpose of maximizing the investors returns in the investment which could be financial, social or even in cultural terms as the case may be.

We have choice properties in our management portfolio residential, commercial and industrial properties. We ensure that our clients sit back and enjoy the fruits of their investment, while we take responsibility over;

a. The quality of his tenant.
b. Fair market rents on his property,
c. Local, state and federal taxes on his properties, lease and tenancy agreements with the tenants, including renewals and pre-vacation inspections,

d. Service bills such as electricity, water and refuse collection for multi-tenanted properties,

e. Security,
f. Advice on appropriate insurance policy, and
g. Repair and maintenance.

These among others are some of the many management services our clients enjoy.

Our functions summarily in this respect will include;
a. Maintenance of the Landlord's fixtures and fittings in the property.

b. Reviewing of rentals as at when necessary in line with the trends in the open market.

c. Regular collection of rent as at when due.

d. Ensuring that landlord's fixtures and fittings are in good state of repairs.

e. Giving valuable advice to the principal on insurance policy to be taken on the property without charging fees for this purpose.

f. Ensuring that the tenants covenants are strictly adhered to by the tenants and also observing the landlord's covenants on his behalf.

g. Listening to complaints from tenants and making immediate arrangement with the landlord to ensure that genuine complaints are promptly attended to.

h. Keep complete and accurate records of all transactions affecting the property.

i. Ensuring adequacy and prompt payment of municipal charges like tenement rate, water rates, etc.

j. Ensuring that PHCN bills are promptly paid.

k. Engaging the service of sub-contractors who would be responsible for the disposal of waste generated by occupants.


5.0 OUR RESPONSIBILITIES IN BUILDING CONSTRUCTION SUPERVISION CONTRACTS.


A construction supervision firm that we are involve in the supervision of contractors and other staff in the site and will oversee the construction activities that occur on the worksite. We will plan, oversee, and implement construction efforts at work sites and report the progress of the construction work to our client.
a. We supervise sub-contractors by selecting and evaluating them as well as monitoring and controlling their performance.
b. We supervise multiple sites during the course of a day.
c. We accomplish project goals by defining scope and purpose of the project, determining required resources, allocating resources, establishing protocols and standards, scheduling staff, resolving design problems, evaluating deadline estimates and adjusting as needed, and implementing change orders.
d. We meet construction budget by providing capital budget and annual operating information, identifying variances, and monitoring project expenses.
e. We meet operational standards by resolving problems, contributing information to strategic plans, and identifying improvements.
f. We maintain healthy and safe work environment by enforcing procedures and standards and complying with legal regulations.
g. We prevent interruptions and fines by enforcing and fulfilling codes and regulations


6.0 OUR EXPERIENCE

Our Managing Partner and other key staff have been involved at one time or the other in the project management and letting of so many notable office and residential developments in this city and beyond. Our popularity in the market could be re-affirmed by the number of choice Property we are currently handling in Port Harcourt.



7.0 PERSONNEL

The firm is adequately staffed with seasoned, matured, qualified and well tested professionals which include; Estate Surveyors, Building Engineers, Quantity Surveyors and Engineers, and a host of other field supportive staff made up of Lawyers, Technicians, Artisans and Craftsmen manning the Office.

8.0 DEED OF APPOINTMENT

Execution of a proper Deed of Apportionment between our firm and you in respect of this assignment in our opinion is the starting point of the relationship. The Deed will spell out our responsibility and yours as well. Experience has shown that we will require some time to stabilize the management of the facilities in order to achieve the desired result. A sample of our standard Deed of Appointment is attached for your review.

9.0 OTHER REAL ESTATE ADVISORY SERVICES

It is our responsibility to advise you to carry out periodic valuation and revaluation of the property and also ensure that the property is constantly and adequately insured. We would also maintain cordial relationship with all tenants to enhance mutual co-operation and respect.
